The Building

The MHI Building, a steel-framed with curtain wall design using aluminum sheets with double pane windows. was built in 1993.

It is a three-story structure with the first floor containing leasable space of approximately 10,800 sq. ft. (1,000 sq. m.), the second floor at approximately 9,200 sq. ft. (855 sq. m.) and the third floor at approximately 10,800 sq. ft. (1,000 sq. m.).

Public restrooms as well as janitorial rooms are located on the second floor.  An elevator is provided serving all floors from the lobby, which opens up to the third floor.

The air conditioning is provided by six 20-ton units, two to a floor.  The lobby is also fully enclosed and air-conditioned with a 15-ton unit.  All the AC units are on the rooftop.

The building is fully equipped with fire sprinklers throughout and connected to an on-site 500 GPM dedicated pump.  This pump also serves the adjacent building, MHII Building II.  In addition, the building is equipped with smoke detectors at all critical points and is connected to a central control point.

Generator

An 850 KW on-site generator is provided and is capable of providing 100% power under 10 seconds through an Automatic Transfer Switch.  The generator is designed to operate continuously for days and even during typhoon conditions.  The generator also provides 100% power to MHI and MHII Buildings.

Water Supply

Water is collected from the building roof and stored in a 55,000-gallon water tank located under the parking lot providing water to the building on a 24-hour basis through on site pumps.  Together with the 100,000-gallon storage at the adjacent building brings the total storage to 155,000 gallons.

Spacious Parking Lot

There are 117 parking stalls provided all around the building with additional 5 parking stalls specifically marked for handicapped use only.

Compliance

The building is in full compliance with the Uniform Building code, the Electrical, Mechanical and Fire Codes of the United States including the American with Disabilities requirements.

The building is sited on flat land approximately 6,381 sq. m. with egress/ingress through a signalized intersection.

The building is located on the island of Saipan and fronts the island’s major north/south thoroughfare.  It is also located about one mile from the hotel/tourist district in Garapan and about half a mile from the Saipan Commercial Harbor.
